3. Acceptance of These Terms
These Terms apply to all visitors and users of the Website. Your use of the Website is also subject to our Privacy Policy, which explains how we collect and use personal data. You confirm that you are at least 18 years old and have the legal capacity to accept these Terms.
4. Nature of Our Services
Novalia Capital is an independent advisory and asset management firm working across real estate and hospitality in Cyprus, Greece, Germany and selected European markets. Our services include advice on the sourcing, structuring, negotiation, financing, acquisition, disposal and management of real estate and hospitality assets, and related corporate and capital matters.
Please note that:
- Our services are provided only under a separate written Engagement. Nothing on this Website creates an advisory, fiduciary or client relationship between you and Novalia Capital.
- We are independent. We are not affiliated with, and do not act on behalf of, any bank, broker, developer or product provider unless we expressly disclose this in an Engagement.
- We do not provide investment services or activities in relation to financial instruments within the meaning of Cyprus Law 87(I)/2017 (MiFID II), unless expressly stated otherwise and authorised under applicable law.
- We do not hold, receive or manage client money or client assets on a custodial basis.
- We do not provide legal, tax, accounting or regulatory advice. Clients should obtain their own professional advice on these matters.
5. No Offer or Solicitation
The Content is provided for general information purposes only. Nothing on the Website constitutes, or should be construed as:
- an offer to sell, or a solicitation of an offer to buy, any security, financial instrument, fund unit, or interest in any investment or property; or
- a recommendation to enter into any transaction.
Any co-investment, club deal or other investment opportunity referred to on the Website is made available only to eligible investors, only in jurisdictions where this is lawful, and only on the basis of formal offering or transaction documentation, which will prevail over any information on the Website.
6. No Reliance on Website Content
The Content is general in nature and does not take into account the objectives, financial situation or needs of any particular person. It does not constitute investment, financial, legal, tax or other professional advice, and you should not rely on it when making any decision. You should seek independent professional advice appropriate to your circumstances before acting on any information on the Website.
7. Past Performance and Forward-Looking Statements
References to past transactions, assets analysed, capital deployed or other track-record information are provided for illustration only. Past performance is not a reliable indicator of future results.
Any forward-looking statements, market views or projections reflect our opinion at the date of publication, are subject to risks and uncertainties, and may change without notice. Actual outcomes may differ materially.
8. Accuracy of Information
We take reasonable care to ensure the Content is accurate and up to date when published. However, we make no representation or warranty, express or implied, as to its accuracy, completeness, timeliness or suitability. The Content may be changed, updated or removed at any time without notice.
9. Intellectual Property
All Content, including the Novalia Capital name, logo and branding, is owned by or licensed to Novalia Capital and is protected by copyright, trademark and other intellectual property laws.
You may view and print Content for your personal, non-commercial reference. You may not otherwise copy, reproduce, republish, distribute, modify, or create derivative works from any Content without our prior written consent.

- use the Website in any way that breaches applicable law or regulation;
- attempt to gain unauthorised access to the Website, its servers or any connected systems;
- introduce viruses, malware or other harmful material;
- use automated tools to scrape, harvest or extract data from the Website; or
- use the Website to send unsolicited marketing or misleading communications.
11. Enquiries and Information You Send Us
Submitting an enquiry through the Website, by email, WhatsApp or phone does not create a client relationship or oblige us to act for you. We may decline any enquiry or Engagement at our discretion, including following our standard client due diligence and anti-money-laundering checks.
Please do not send confidential information until an Engagement or confidentiality agreement is in place. Unless otherwise agreed in writing, we are not obliged to treat unsolicited information as confidential, although we will handle any personal data in accordance with our Privacy Policy.
12. Third-Party Links
The Website may contain links to third-party websites or services. These links are provided for convenience only. We have no control over, and accept no responsibility for, the content, policies or practices of any third-party sites.
13. Limitation of Liability
To the fullest extent permitted by law, Novalia Capital, its directors, employees and affiliates shall not be liable for any loss or damage, whether direct, indirect, incidental, special or consequential, arising out of or in connection with:
- your use of, or inability to use, the Website;

Before starting formal proceedings, you agree to first try to resolve any concern informally by contacting us.
17. Severability and Waiver
Severability. If any provision of these Terms is found to be invalid or unenforceable, that provision will be interpreted to achieve its purpose as far as legally possible, and the remaining provisions will remain in full force and effect.
Waiver. A failure or delay by us in exercising any right under these Terms does not waive that right. A waiver of any breach does not constitute a waiver of any subsequent breach.
18. Changes to These Terms
We may update these Terms from time to time. The updated version will be posted on this page with a revised "Last updated" date. By continuing to use the Website after changes take effect, you accept the revised Terms.
